Please read entire comments; Not a lot of wiggle room in price or time to close. Property is currently tenant occupied; tenant is cooperative. The lot is pretty good, but likely in all or a portion in a flood plain. The house is currently functioning and occupied; but there’s a good bit of junk in and out. All that said; there's not much in Bucks County who's first digit of the price is a one; let alone a single detached. The rehab is a pretty simple one that can be done quickly and probably in the 30k range. I would do roof, siding, windows. Drywall, paint, LVT, mid grade kitchen and bath. Full basement, sound foundation. Systems work; I would get it rented then add mini splits for AC when it gets hot and after you have recouped some rent. CFK is probably the quickest and best way to get it vacant; but there will still be a good sized clean out; in and out after. I think it’s a good one for someone who needs to buy something; you’ll definitely pick up some equity after rehab. And it’s a great rental. Drive by it first; if after you drive by; you want to see inside; I’ll arrange that once I see proof of funds. Probably not for the rookie, but might be a good fit for someone.
